I had an investor who was about to quit flipping homes in Arizona entirely. He’d poured money into a renovation, over-improved the property, and was competing against brand-new construction. On paper, it looked like he was going to lose. Instead, I got him two full-price offers in a single day, and saved him over twenty thousand dollars in the process. Here’s exactly how.

He came to me genuinely discouraged. He’d done a beautiful, high-end renovation, put something like eighty thousand dollars into it, and it was stunning, but he’d actually over-improved it for the neighborhood. And now he was in a tough competitive spot. He was up against brand-new construction homes where builders were dangling promotional low-interest rates, and against other resale homes too, including one that was 300 square feet bigger and listed for $20,000 less than his. Put yourself in his shoes: you’ve sunk your money into making something gorgeous, and the market’s telling you the competition looks like a better deal. He’d lost his confidence and was ready to stop flipping in Arizona altogether. That’s when we went to work.

First, we got brutally honest and strategic about positioning. When the competition looks better on paper, you have to be smarter about where you stand. ** ** I didn’t just throw a price on it and hope. I evaluated the field: exactly what we were competing against, what those homes offered, and where this property genuinely stood given the renovation quality. Then I chose an asking price designed to do one thing: give us the best chance to sell by making buyers see the value, not just the square footage. Because a buyer comparing a bigger, cheaper house to a stunningly renovated one isn’t only comparing numbers; they’re comparing how each home makes them feel. My job was to price and position this home so its quality became the story, not the fact that the house down the street was bigger. Get that right, and everything else becomes possible.

“The highest offer is not always the best offer. What ends up in your pocket comes down to strategy, not just the number on the page.”

Second, proper positioning and marketing produces competition. Because I combined that strategic price with massive exposure, premium marketing including Zillow Showcase, something happened that changes everything for a seller: on the very same day, we got two full-price offers. Two, on a home the investor thought would be a struggle to sell at all. The moment you have two offers, the dynamic flips in the seller’s favor; you’re no longer hoping one buyer likes it enough. You have options, and options are power. One of those offers came from a buyer who found the home through our marketing and reached out directly, without an agent at all, because the exposure was working exactly as designed. When you make a home impossible to miss, you don’t just find a buyer; you find buyers, plural. And that’s what protects the seller.

Third, read the net, not just the price. One buyer asked the seller to cover their real estate agent’s commission and a big chunk of their closing costs. The other, who came directly through our marketing without an agent, asked for far less. So I helped my client see the real math, not just the offer price, but the true bottom line after all the costs each buyer wanted him to cover. Added up, choosing the right offer and structuring it correctly saved my client over $20,000 compared to the alternative. Same house, same day, same list price, but a twenty-thousand-dollar difference in what he actually walked away with, purely because of strategy at the negotiating table. And even though he’d over-improved the home, he still made a profit. He lived to invest another day.

So here’s what every seller and investor should take from this. The highest offer is not always the best offer, and the price you list at is only the beginning of the story. What determines how much ends up in your pocket is strategy: positioning the home so buyers see its value, marketing it aggressively enough to create competition, and knowing how to read and structure offers to keep as much money as possible.

That’s what I do on every deal. This investor went from ready to quit to profitable and confident, and he keeps bringing me his properties because of it.
