When a home won’t move, the seller usually starts blaming the house. The house is rarely the problem, and the three things that actually are can all be fixed.
A listing that sits loses buyers. Three separate agents had listed this seller’s home before she found me, and none of them sold it. Every month it sat added pressure she couldn’t afford, and it also cost her buyers. A listing that drifts well past the typical time on market starts reading as a listing with something wrong with it. By the time she called, the problem wasn’t finding someone willing to look. It was that everyone had already looked and moved on.
Chasing the price down fails. When a home has sat with agent after agent, the instinct is to keep dropping the price and hoping something sticks. It’s one of the traps sellers fall into when a listing goes cold. I price to create a reaction instead. I study the real competition: what else a buyer could actually choose in that area and price point. Then I position the home as the most appealing option on the market. For her, that meant a number that made the home stand out, rather than one that only looked reasonable on paper.
Invisible listings never get offers. The best price does nothing if the right buyers never see the home, and this is where a lot of listings quietly die. They’re on the market, technically, and nobody knows. I put her home in front of as many qualified buyers as possible with an aggressive exposure plan built to make the listing impossible to miss. That doesn’t just find a buyer; it finds competition. Instead of waiting on a single reluctant offer the way the previous listings had to, we had real traction, and traction changes who controls the negotiation.
The terms decide your net. The details of an offer matter as much as the number on it. When our buyer came in, real costs were on the table, including how the buyer’s agent was being paid. Plenty of sellers absorb costs like that out of their proceeds without realizing there was a conversation to be had. I pointed to the comparable sales and to the real value in her home that the competition didn’t have. Then I negotiated the terms so those costs didn’t come straight out of her pocket. We ended up well above that first offer. That’s the difference between accepting an offer and negotiating one.
All three are fixable. Her home sold and closed in under 60 days from the day she first called. Nothing about the house had changed. What changed was the price, the exposure, and the terms, and that is usually the whole story when a listing finally moves. If yours is sitting, or it has already failed with another agent, look at the homes that sold anyway before you assume the market is the problem.
