With a new year comes new opportunities for Arizona homeowners, especially those thinking about selling. The challenge is knowing where to focus.

After working with hundreds of sellers each week, I consistently see three factors that have the biggest impact on results. Paying attention to them can help you get the most from your sale and feel confident in your decisions.

Here are the top seller concerns you should focus on as you get ready to list your home:

1. Finding out your home’s real value. One of the first questions I hear is: “What is my home really worth?” Homes are usually priced based on comparable sales. To get a realistic value, we look at similar homes in your neighborhood or nearby areas.

For a two-story home, that means comparing it to other two-story properties that are roughly 10% to 15% larger or smaller, then adjusting for features like a pool, a third-car garage, or an oversized lot.

This gives you a clear picture of what buyers are willing to pay.

2. What it costs to sell a home. Another common concern I hear is about selling costs. When you work with a real estate professional, there is a listing fee, but that cost is not one-size-fits-all. I offer different packages based on how much marketing support and hands-on representation you want.

That way, you can choose a full-service option or a more streamlined approach and only pay for what actually fits your goals.

3. Helping buyers with closing costs. Many sellers ask whether they should help buyers with closing costs. Right now, about 75% of sales in our MLS include seller-paid closing costs, often used to lower the buyer’s interest rate through a 2-1 buydown. This helps buyers have lower payments for the first two years while they hope to refinance later.

Of course, this depends on the price range. Higher-priced homes usually need less seller assistance because buyers already have their financing in place, while first-time buyers often rely on this support.

At the end of the day, what matters most is your net proceeds. I’ve bought and sold many homes myself, and I know that the way negotiations are handled can impact your bottom line by $10,000, $20,000, or more. My goal is always to help sellers get the best possible results.
