AI is everywhere right now, and if you’re thinking about buying or selling a home in Arizona, there’s a good chance you’ve already asked ChatGPT or Claude a question or two about your situation. Andrew from my team and I were recently talking about this, and we’re both seeing it firsthand with the clients we work with.

In fact, I’ve had clients copy and paste entire AI-generated responses and send them to me as part of a negotiation, and my honest reaction was, “Hey, you’re not negotiating with me. I’m on your side. Let’s talk about this and not use someone else to think for ourselves.”

That’s not a knock on AI. It’s a genuinely powerful tool. But there’s a real difference between using it to help you think through a decision and handing over the thinking entirely.

AI can gather information fast, but it doesn’t know you. It doesn’t know your family situation, your commute, where your career is headed, or your full financial picture. It’s working from patterns and data, not from a relationship with you. And when you’re making a decision as personal as buying or selling a home, those details matter more than anything a general algorithm can put together.

That said, I’ve found a way to use AI that actually works, and I’ve been using it with my own real estate investment portfolio.

How the AI prompt works. You paste a specific prompt into ChatGPT or Claude, and instead of spitting out a generic answer, it starts asking you questions. It wants to understand your finances, your family situation, your commutes, your career, your goals, all the factors that actually go into a real estate decision.

You share your honest thoughts on each topic, and once it has the full picture, it compiles everything and gives you a detailed, unbiased breakdown of what makes sense for you, whether that’s buying, selling, renting, holding, or something else entirely.

Why do people open up more to AI than to their agent? I know that sounds counterintuitive coming from me, but a lot of people feel more comfortable being completely honest with an AI tool than they do with a person, even when that person is their advocate and fiduciary. The prompt gives them space to lay everything out without worrying about what someone on the other side might think, and that honesty is what leads to better decisions.

What the best real estate decision-makers have in common. The people who always seem to be making the right moves in real estate all have one thing in common: they know exactly why they’re doing what they’re doing. When someone has a clear understanding of their financial picture, family needs, and career trajectory, the timing tends to take care of itself.

That’s what this prompt helps you get to. Not a magic answer, just a thorough look at your own situation so you can make the call with confidence instead of second-guessing it.
